At Tile Capital we are committed to sustainable real estate development, which we define as the practice of incorporating environmentally friendly design techniques, materials and technologies into the building process. Sustainability is the future of nearly every industry, and commercial developers are no different. Worldwide consumption of natural resources is at an all-time high, and as a population, we need to take action toward becoming better stewards of our environment.

Eco-friendly buildings lower greenhouse gas emissions, conserve natural resources and reduce water consumption. The green buildings improve operating costs for their owners, promote greater health and productivity in the workplace, and offer increased longevity.

For many years we’ve built our towns, cities and suburbs with a focus on immediate needs and without proper regard for the long-term, but there is growing awareness globally that we need to do better and change our practices.

EMPHASIS ON SUSTAINABLE

REAL ESTATE DEVELOPMENT

Family offices have taken a leadership role in sustainable investing. Wealthy families feel a sense of responsibility and are increasingly seeking out investments that not only earn positive returns but also benefit society and the environment. Many families have realized that collectively they can have an even larger impact and have figured out ways to combine their efforts

Tile Capital represents a platform that enables family offices to band together in their support of sustainable real estate investment. With strong internal enthusiasm for sustainability and substantial family office representation, Tile Capital actively sources eco-friendly developments and encourages its family office members to support these opportunities.

PROJECTS LEADING WITH SUSTAINABILITY

Modular construction can be helpful in reducing environmental impact, conserving resources, and construction waste management.  As modular homes are built in factories according to specific measurements, there's no need for excess material, which reduces building waste significantly. The prefabrication of trusses, frames and other parts can reduce waste by 52%. Since modular homes are assembled according to strict guidelines, they also reduce waste on site. Considering the fact that renovation and construction waste accounts for around 40% of landfills, the fact that modular houses reduce this significantly is a major plus for eco-conscious developers and investors

Modular Housing

Modular houses are also often held to higher sustainable standards than regular housing, there's a focus on clean and green energy and using non-toxic or low VOC materials. Modular homes often use the latest in recycled building materials for internal walls, insulation and roofs.

A Regenerative Community is a holistic approach to community building that fosters inclusivity, vibrancy, synergy, and sustainability across its natural environment, built environment, and people. It is designed to support continual renewal for ongoing vitality and growth.

Regenerative Community

The current project is the popular expat destination of San Miguel de Allende, located north of Mexico City. Social and environmental considerations include: Land conservation by using a clustered development model to maximize undeveloped space for agricultural land and conservation, local community integration that prioritizes a connection to the local artisans, stewardship to the natural environment using local materials, self-sufficient energy systems, and organic farming practices, and accessibility to diverse audiences

In addition to the source and use of water and crop/cattle rotations, this current farm opportunity uses composting to further its mission of sustainability. The site accepts biomass such as yard debris, pine needles and brush collected at nearby communities as well as biosolids from five local waste treatment plants

Sustainable Farming

The biomass and biosolids are mixed and allowed to decompose until they become nutrient-dense compost. Nature's fertilizer is then spread across the fields and pastures, eliminating the need for chemical fertilizers, which accrues ecological and economic benefits. By combining compost with intelligent crop rotation, the land is improved, not depleted.
